The Pan Am Centre is a 14,000 m2 (150,000 ft2) facility located at 16 Main Street South, Unionville. The facility has three (3) floors above grade and one (1) below grade. The facility is a multi-sport facility for badminton, table tennis and water polo. Within the facility there is a Pool area, Gymnasium, and Warm-up Hall (small gymnasium), and various multi-purpose rooms. Heating and cooling at the facility is provided by Markham District Energy. Due to some existing operational challenges and deficiencies since construction completion and changes in building usage and operational needs over time, the energy efficiency of the building degraded and the cost to operate and maintain the building increased.
Isotherm Engineering was hired by the City of Markham to perform a comprehensive retro-commissioning (ReCx) project in the facility. The ReCx project executed in five distinct phases including:
Commissioned systems were BAS, cooling, chilled water, IT rooms ACs, heating, hot water, UHs, RHs, steam humidification system/steam boilers, air distribution, AHUs, FPBx, VAVs, FCUs, pool systems, pool dehumidification, building pressurization, fresh air flows, building night audit, lighting system, envelope thermal imaging etc. All findings were split to low cost/no cost measures, capital expenditures, deficiencies, and quick fixes. Saving calculations were provided at the end of the investigation. Measures were prioritized, planned, and executed in the implementation phase. All measures were re-verified after implementation.
Training and persistence strategies were provided in hands-off and ongoing phases. All implemented ECMs and OIMs were either tested or measured to ensure savings. A new building energy and cost baseline index were calculated which showed actual saving in the building.
